THE VILLAS AT LAUREL CREEK , PHASE IV  - SAN LUIS OBISPO, CA  Phase IV of the Villas at Laurel Creek consists of nine, three-story condominium buildings with 38 total residential units. Highly expansive underlying soils required a foundation system consisting of post-tensioned slab-on-grade construction. Praxis teamed with Montage Development to provide structural engineering design and construction phase services and worked closely with Suncoast Post-Tension to coordinate the design of the foundation with the superstructure above. COSTA AZURE  - PISMO BEACH, CA  Each home of the Costa Azure neighborhood boasts panoramic views of the Pacific Ocean. As the development continues up the coastal hillside in eastern Shell Beach, the foundations utilize concrete retaining walls over 10 feet in height to bench each home into the sloping terrain.
